About me

Hi — I’m Nick.

I am a Licensed Mortgage Loan Originator with Edge Home Finance, LLC, based in Oakland County and working with buyers and homeowners across Metro Detroit — Royal Oak, Birmingham, Troy, Rochester Hills, Novi, Farmington Hills, Ferndale, Berkley, Southfield, Auburn Hills and the communities around them. I also hold loan originator licenses in 19 states, which comes up more often than you would think. A job moves someone to Charlotte. Parents retire to Florida and want to buy near the grandkids. Somebody finds a rental in Phoenix that pencils out better than anything here. In most of those cases you do not have to start over with a stranger.

Day to day I handle purchases, refinances and home equity financing: conventional, FHA, VA, USDA, jumbo, new construction, investor loans, bank statement and 1099 loans for self-employed borrowers, and down payment assistance. Five steps, and you always know which one you are on

Nobody enjoys the part where they have no idea what is happening with their loan. Here is the whole process up front.

  1. We talk before you shop

    Fifteen minutes on the phone, usually. You tell me what you're trying to do and what you're nervous about. I tell you what the file will look like to an underwriter and what we'd need to fix first. No application, no credit pull, no obligation.

  2. You send documents once

    Pay stubs, W-2s or returns, bank statements, ID. I'd rather collect it all at the start than nickel-and-dime you for one more PDF every week. Everything moves through a secure portal.

  3. Edge Home Finance, LLC shops the file

    Edge Home Finance, LLC is a mortgage broker, not a direct lender, so your file can go out to a number of wholesale lenders instead of one. I bring back what they'll actually do with your specific income, credit and property, and explain the trade-offs in plain English.

  4. You get a real pre-approval

Loan programs

Financing for most situations, including the complicated ones

Because Edge Home Finance, LLC is a mortgage broker rather than a direct lender, your file is not limited to one company’s product menu. Here is what I work with most.

Conventional loans

The most common path for buyers with steady income and reasonable credit. Flexible on property type, and mortgage insurance comes off once you have enough equity.

FHA loans

Insured by the Federal Housing Administration. Built for buyers whose credit history has a few rough patches or who have less saved up.

VA loans

For eligible Veterans, active-duty service members, and surviving spouses. No mortgage insurance, and the down-payment requirement is unusually forgiving.

USDA loans

For homes in eligible rural and outer-suburban areas. More of Michigan qualifies than people expect — Lapeer, Livingston and St. Clair counties all have eligible pockets.

Jumbo loans

For purchase prices above the conforming limit in your county. Documentation is heavier and reserve requirements are real, so we start these early.

New construction financing

Buying from a builder works on a different clock than buying a resale. I coordinate with the builder's timeline so your lock and your certificate of occupancy line up.

DSCR investor loans

Qualifying is based on the rent the property brings in rather than your personal tax returns. Useful when your write-offs make traditional qualifying awkward.

Bank statement & 1099 loans

For self-employed borrowers whose tax returns understate what they actually earn. Deposits or 1099 totals stand in for adjusted gross income.

Refinancing

Change the term, drop mortgage insurance, consolidate debt, or take cash out. Every one of those is a different question with a different answer.

HELOC & home equity

Borrow against equity without touching the first mortgage you already have. Handy for renovations, tuition, or a bridge between two homes.

Down payment assistance

Michigan and several other states run programs that help with the up-front cash. Eligibility rules are strict and change often, so ask before you assume.

Moving out of state?

Nineteen licenses means you do not have to start over with a stranger

Relocation is where most people get handed off. You have a lender you trust in Michigan, you take a job in Charlotte or Phoenix or Nashville, and suddenly you are filling out a form for someone whose name you read off a website.

I hold active loan originator licenses in Alabama, Alaska, Arizona, California, Colorado, Florida, Illinois, Indiana, Louisiana, Michigan, Missouri, North Carolina, Ohio, South Carolina, Tennessee, Texas, Utah, Virginia and Wisconsin. If your move lands in any of those, we keep working the same way we always have.

It also matters for second homes, for investment property in a warmer state, and for parents buying near a kid’s college.
